Project name: Delaware Addition Phase II

Location: 100, 200, 300 and 400 Ingalls Alley

Phase II proposes new buildings on several lots on the northern part of the Delaware Addition.

Background

The Delaware Addition Planned Development is a long-term, three-phase proposal to build housing, shops and industrial space on about 20 acres west of Swift Street in Santa Cruz. Phase II of the project is about 3.4 acres. 

The Santa Cruz City Council first approved planned development on the land in 2008.

Developer

The Santa Cruz-based Redtree Partners LP is the developer. RTP Delaware Avenue LLC is the development firm created for the project.

Project description for Phase II

  • Total housing units: 161 units, including 80 one-bedroom and 81 two-bedroom homes.
  • Affordable units: Seven low-income and 12 moderate-income units.
  • Height: Three four-story residential buildings, one two-story building with a leasing office and a fitness center and one single-story building with shops.
  • Details: 194 parking spaces are planned for residents and another 39 spaces of public parking. There are 217 bicycle parking spaces planned.

Status

  • The Santa Cruz City Council on April 30 approved the lease of the units to UC Santa Cruz for rental to students, staff and faculty. The university and Redtree Partners are expected to sign a 30-year lease agreement for the units. The agreement between the city and Redtree required amendment to allow the housing to be exclusively for UCSC, according to a city staff report.
  • City leaders approved a design permit in September 2023.
