Site is located on the east side of Frederick Street, north of Broadway and south of Hanover Street. The site address was changed to 528 Frederick St. from 440 Frederick St. in a lot line adjustment.

Because the formal application is expected to include developer incentives and city waivers, approval likely will be required from the Santa Cruz Planning Commission and Santa Cruz City Council, Santa Cruz City Manager Matt Huffaker wrote in June 2025.
